The Nixa Beautification Façade Grant Program is administered by the City of Nixa, Missouri, through its Planning & Development Department. This initiative is intended to support commercial revitalization by offering financial assistance to eligible property owners for improvements to building façades. The program operates under the guidance of the Planning & Zoning Commission and is subject to final approval by the City Council. The primary goal is to promote economic activity and preserve architectural integrity while enhancing the visual appeal of Nixa's commercial and industrial areas. The program provides a one-to-one matching grant for façade improvements, up to a maximum of $7,500. To qualify, properties must be located in commercially or industrially zoned areas and constructed before January 1, 1989. Residential properties, including assisted living facilities, are explicitly excluded from eligibility. Additionally, properties owned by elected or appointed officials of Nixa, their immediate family members, or affiliated entities are ineligible, as are properties located on illegally used land per zoning regulations and properties owned by government entities. Eligible improvements include exterior painting or paint removal, restoration of architectural features, lighting, new or restored awnings (without wording), reusable signage, storefront reconstruction, and compatible renovations of exterior materials and structural details. Improvements must be visible from public rights-of-way and exclude interior renovations, landscaping, full roof replacements, parking lots, and general maintenance tasks. All improvements must be conducted by a qualified contractor, with a minimum of three bids submitted as part of the application. Applications are reviewed on a rolling basis while funds are available. Each application must include architectural illustrations, photographs of the property, material samples if applicable, and contractor proposals. The evaluation process considers the visual and economic impact, historical preservation, sustainability, private investment leverage, and the applicant's community engagement. Only one grant per property is permitted annually. Approved projects must begin promptly and be completed within six months unless an extension is granted. Reimbursement is provided after project completion, inspection, and submission of a financial summary, invoices, lien waivers, permits, and photographs. Funds are disbursed only after compliance with City codes and ordinances is confirmed. Additional stipulations include adherence to federal equal employment laws, nondiscrimination, and contractor eligibility verification through e-verify.
