Property Enhancement Grant Program
This program provides financial assistance to property owners and businesses in Greenacres, Florida, to improve the exterior appearance and value of their residential and commercial properties.
The City of Greenacres, Florida offers the Property Enhancement Grant Program to support residential and commercial property owners in enhancing the exterior aesthetics of their buildings. This initiative reflects the Cityโs commitment to community development and urban revitalization, aiming to preserve and increase property values by encouraging physical improvements that are visible from the street. The grant program operates on a competitive, reimbursement-based model and is contingent on annual budget approval and allocation. Applicants are required to match the grant amount with private funds, creating a 1:1 investment partnership between the city and property owners. The grant awards up to 50% of the total project cost, with a maximum of $5,000 for residential properties and $10,000 for commercial properties. Eligible enhancements include a variety of exterior improvements such as window and door replacements, roofing, driveway repairs, pressure cleaning, landscaping, security enhancements like lighting or fencing, and the repair or replacement of architectural features such as stucco or molding. The improvements must be visible from the street, and all projects must comply with applicable Florida Building Code and local regulations. Design and permit costs are not reimbursable under this grant. Only properties located within the municipal boundaries of the City of Greenacres are eligible, and applicants must be the legal property owners. Properties constructed within the last five years are ineligible, and the owner must not have outstanding municipal debts or liens. Homeowners Associations, Condominium Associations, and neighborhood associations may also apply, provided their proposed projects enhance the exterior boundaries of their properties in a way that is publicly visible. Applicants may only apply for one grant per fiscal year and must demonstrate that private funding for the proposed improvements is secured at the time of application. The application process is structured with a clear annual timeline. For the 2026 cycle, the application window opens on January 1 and closes on March 1, 2026. Following this, applications will be reviewed by a selection committee in March, and agreements will be executed in April. Permit applications, if required, must be submitted by July 2026. All project work and required documentation must be completed and submitted no later than March 2027. The grant funds will be processed and disbursed shortly after the final documentation is received and approved. Applications must include a completed and notarized form, proof of property ownership, a property survey (if applicable), sketches or conceptual drawings of the proposed improvements, photographs of the current condition of the property, written cost estimates or quotes, and documentation of private funding or financial commitment. Submissions may be made in person at City Hall or by email. The application will be evaluated based on criteria such as the visual impact of the project, its visibility from public rights of way, structural improvement, cost-benefit relationship, and whether the applicant occupies the property. The program is administered by the City of Greenacres, with Aileen Hernandez serving as the Program Coordinator. She can be contacted by phone at 561-642-2071 or via email at [email protected]. All required documents must be submitted no later than 5:00 PM on the application deadline. Grant recipients are expected to maintain their property enhancements for five years post-completion. Non-compliance may result in a requirement to repay grant funds or disqualification from future city grants.
