The program provides gap financing to assist commercial and mixed-use property owners and tenants with essential property rehabilitation and improvement projects.
This grant aims to promote the vitality of Auroraโs commercial spaces by supporting upgrades that contribute to the economic development of the city. Eligible project costs include building materials, shelving, commercial kitchen equipment, lighting fixtures, HVAC, electrical and plumbing upgrades, code improvements, and more. Labor costs must be paid at prevailing wage rates set by Illinois and federal labor departments.
Eligible applicants include commercial or mixed-use property owners and tenants operating businesses with fewer than 50 employees. Projects must be located within Aurora, IL, and must exceed $10,000 in total costs. The grant may cover up to 30% of eligible expenses, with a maximum award of $50,000 or $75,000 for restaurants. The remaining costs must be covered by the applicant, effectively requiring a 70% match.
Applications are accepted on a rolling basis, subject to funding availability. Interested applicants may submit a digital application via the online portal or email a digital copy to the program manager. All submissions are reviewed by the Invest Aurora Finish Line Grant Committee, and award notifications are issued within 60 days after receiving a fully completed application.
