Grant Description

The Façade Grant Program is administered by the Planning & Development Department of the City of North Myrtle Beach. The program was established to support visual enhancements to commercial properties along specific designated corridors within the city, promoting revitalization and improved aesthetics. The goal is to foster economic vitality through targeted improvements that align with community design standards while enhancing the overall streetscape. This grant provides financial support to commercial property owners seeking to renovate their building façades within the Priority Investment Activity Center Corridors. Eligible corridors include Sea Mountain Highway, Main Street, 17th Avenue South, and 37th Avenue South. Only properties that face or front these specific segments are eligible. Funding is provided as a dollar-for-dollar match, up to a maximum reimbursement of $25,000 per applicant, and only upon submission of paid receipts for pre-approved work. The scope of eligible improvements is narrowly defined to cosmetic updates focused on the front façade. Qualified expenditures include material changes such as brick or stone, architectural enhancements like cornices and transom windows, decorative shutters, approved signage, exterior lighting, built-in seating, murals, and compatible paint schemes. Changes must be part of an approved work plan reviewed by the Award Committee. Funding cannot be used for structural issues, building code remediation, or ineligible elements like vinyl signage, HVAC upgrades, or roof repairs. The program is open to buildings primarily used for retail, food or drink service, professional or medical offices, or arts-related uses. Mixed-use buildings may qualify if the non-residential portion occupies at least 70% of the building's front width at ground level. All work must be completed and submitted for reimbursement by the third Monday in May. Only one award is allowed per applicant per fiscal year (July 1 – June 30). To begin the application process, applicants must first obtain a building permit no later than the first Thursday in October. Applications must include drawings, renderings, or photo montages, along with current photographs, to show the intended outcome. The Award Committee has full discretion to approve or reject applications based on completeness and design compatibility. All contractors involved must be licensed by state and city agencies and have an active North Myrtle Beach business license. The deadline for application submission is October 2, 2025.
